Northeast Georgia Market Update: November 2026
The November 2026 market across Hall County, Braselton, Hoschton, Buford, and the waterfront of Lake Lanier and Lake Hartwell, with every figure sourced and dated.
November 2026 is the easiest Northeast Georgia market to summarize in a while: town prices are roughly flat to gently lower, inventory is up sharply in most areas, and homes are taking longer to sell than they did in late 2025. The waterfront segments tell quieter versions of the same story, with Lake Lanier's scarce dock-eligible shoreline still holding prices firm while Lake Hartwell works through rising supply and very low lake levels. This update covers Hall County (Gainesville and Flowery Branch), Braselton, Hoschton, and Buford, plus the Lake Lanier and Lake Hartwell waterfront segments. Every figure below is attributed to its source with its as-of date; all numbers are estimates from public market trackers and vary by neighborhood and property.

Figures are estimates from the public market sources and as-of dates shown above, and they vary by neighborhood and property.
Hall County: prices hold, inventory climbs
Redfin's data for the three months ending September 2026 puts Hall County's median sale price at about $409,000, down about 3.1% year over year, while MoveWithMomentum's MLS read of October 28, 2026 shows a median sold price of about $424,580, essentially flat year over year. Georgia REALTORS reported a median of $424,790 for single-family sales in August 2026, about 4.5% below a year earlier, and Zillow's average home value as of July 2026 was about $391,520, down about 1.5%. Read together, the sources point the same way: sale prices have flattened.
Inventory is where the story moves. Bell Real Estate Group counted about 1,155 residential listings in September 2026, up about 6.4% year over year, and MoveWithMomentum pegs the county at roughly 5.6 months of supply with about 420 active listings, a balanced market. Homes are taking longer to sell: MoveWithMomentum reports a median of about 48 days to get under contract, and Redfin shows homes selling after an average of 70 days versus 53 a year earlier.
Gainesville: a $391,000 median with three ZIP-level stories
Resideline's October 2026 read on the city of Gainesville puts the median sold price at about $391,000 across 309 closings in the trailing six months, with a typical 47 days from listing to contract. ZIP-level data adds texture. In 30501, Redfin shows a median sale price of about $339,000 as of September 2026, down about 1.8% year over year. In 30506, the north-side lake ZIP, Resideline counts 140 active listings with a median asking price of about $624,950 and a median sold price near $460,000. In 30507, the median asking price is about $437,950 and the median sold price about $376,990.
Flowery Branch: sold prices trailing list prices
Flowery Branch shows the gap between asking and sold prices that defines a cooling market. Movoto's October 2026 figures put the median listing price at about $475,000, with listed homes averaging about 76 days on market. MoveWithMomentum, as of October 24, 2026, reports a trailing twelve-month median sold price of about $442,000 across 329 closings, with sellers receiving about 95% of asking price, roughly 6.5 months of supply, and a median 42 days on market for active listings. Redfin's 30542 ZIP data for the three months ending September 2026 shows a $425,000 median sale price and about 60 days on market.
Braselton: sale prices up, pace cooling
Braselton is the counterpoint to the county trend: sold prices are still running ahead of last year. Redfin reports a September 2026 median sale price of about $494,714, up about 9.9% year over year, and RealtyTrac's ZIP 30517 shows a September 2026 median sold price of about $509,300, up about 13.8%. The catch is the pace. Active inventory in 30517 jumped from about 381 to 654 homes, up roughly 72% year over year, while closings fell about 34%. Buyers have more to choose from in Braselton than at any point in recent memory, and sellers are pricing to the current market from day one or waiting longer for an offer.
Hoschton: the biggest supply jump in this update
Hoschton's numbers are flat-to-lower on price with a far bigger selection. MoveWithMomentum (October 20, 2026) reports a median sold price of about $539,000 across 322 closings in the twelve months ending October 2026, and RealtyTrac shows a September 2026 median sold price of about $544,400, up about 1.3% year over year. Zillow's typical home value is about $481,200 as of July and August 2026, down about 2% year over year. Supply is the headline: about 8.2 months of supply city-wide, with 1,047 active listings in ZIP 30548 versus 585 a year earlier, a jump of about 79%.
Buford: more choices for buyers, softer pace
Buford's late-2026 numbers vary by source because the city spans several ZIPs, but every source agrees on the direction. MoveWithMomentum (November 2026) reports a median sold price of about $475,000 across 461 closings, with roughly 7.8 months of supply and sellers getting about 96% of asking price. Resideline's October 2026 read puts the twelve-month median at about $570,000 across 260 closings. RealtyTrac charts inventory in the Buford ZIPs more than doubling, from about 1,115 to 2,218 homes, and the 30518 ZIP shows a median sold price of about $467,500 as of October 2026, up about 0.9% year over year. Whatever the exact median, the pattern is the same: far more choices and far more time to compare.
Lake Lanier waterfront: dock scarcity keeps prices firm
Lake Lanier's waterfront is still the strongest price story in Northeast Georgia. North Georgia Group's 2026 market guides put the overall median lakefront price around $955,000, and DreamSmith Realty's Q2 2026 report shows private-dock homes averaging about $1.15 million to $1.16 million, up roughly 4% year over year, with the true permitted-dock waterfront median estimated around $1.25 million to $1.35 million.
The driver is supply, not demand hype. The U.S. Army Corps of Engineers caps dock permits at roughly 10,615 for the whole lake, so dock-eligible shoreline stays scarce no matter what the broader market does. Active dock and slip listings number about 140 to 150, up about 12% year over year, roughly 6 to 7 months of supply. Velocity is cooling: DreamSmith recorded closed sales down about 5.8% year over year in Q2 2026, and Pendley & Pendley Appraisers logged 121 dock-home sales in a recent 180-day stretch versus 164 in the half-year before. Even so, premium dock parcels still draw multiple offers, and sellers capture about 94.5% to 96% of list price. The segment is moving from a hyper-competitive seller's market toward balanced, with prices holding firm.
Lake Hartwell waterfront: lower entry, deeper buyer's market
Lake Hartwell continues to offer a meaningfully lower entry point on the Georgia side, where North Georgia Group's 2026 snapshot puts the median waterfront price at roughly $750,000 to $794,000 and the median dockable lake lot around $250,000 (Parker Quigley, April 2026). LakeHomes.com lists about 330 active Lake Hartwell properties in Georgia. The notable trend this fall is on the demand side: MoveWithMomentum's read of Hartwell's 30643 ZIP (October 11, 2026) shows about ten months of supply, a median 64 days on market, and median sale prices about 1.9% below a year earlier.
Late-October 2026 reporting has also trained a spotlight on very low lake levels after Army Corps drawdowns on Hartwell, with waterfront sellers feeling the pressure on price; one widely cited October example was a home that might have drawn near $700,000 closing around $580,000. Deep-water, dockable shoreline remains the prize, and shallow coves are the risk buyers are asking about first.
What this means for buyers and sellers
The takeaway for November: in the towns, buyers have more inventory, a slower pace, and more room to negotiate than at any time in the last couple of years, while sellers need to price to the current market from day one. On the water, Lake Lanier's dock-eligible homes are still the exception, holding their value on scarcity, while Lake Hartwell rewards buyers who check lake levels and dock depth carefully. Rates and inventory shift weekly, and waterfront pricing can move with a single new listing. Michelle tracks the lakes and the towns daily, so treat these numbers as a starting point, not the final word. If you are buying or selling anywhere in Northeast Georgia, the fastest way to know what is true this week is to ask her directly.
